License Renewal Information

An Appraisal Management Company (AMC) license expires annually on August 31. Application for renewal of a license is considered timely filed if received by the Department of Commerce before the date of the license expiration. An AMC failing to make timely application for renewal of the license is unlicensed until the renewal license has been issued by the commissioner and is received by the licensee.

Renewal applications can be submitted electronically to the MN Department of Commerce beginning July 1 of the applicable year, by using Pulse Portal

Electronic renewal applications must be received by the MN Department of Commerce before 4:30 P.M. CST on August 31 of the applicable year.

Licenses that are timely renewed are valid for a period of 12 months (that is, until August 31 of the applicable year).

Required Information

Only the requested information having changed from the most recent prior application/ renewal must be submitted. In other words, complete only those sections of the electronic renewal application that ask for information that has changed since you submitted your previous application. If none of the information from your most recent prior application has changed, you can make the change electronically to your record. 


The $2,650 non-refundable fee for the license renewal can be paid at the end of the renewal process on Pulse Portal. In accordance with Minn. Stat. §16E.22, this fee includes a $150 OET surcharge, which is being collected on behalf of the Minnesota Office of Enterprise Technology to fund a statewide electronic licensing system. Pulse Portal will also charge a credit card processing fee.

How to Renew an AMC License

All licensed Appraisal Management Companies will receive a courtesy reminder postcard in the mail. These postcards will be mailed in the beginning of July, prior to the August renewal date.  IMPORTANT: In the future, these reminders will only be sent via e-mail.

Each Appraisal Management Company will need a “Renewal ID” in order to complete the renewal process. This ID number will be printed on the front of the postcard. 

If you no longer have the postcard or did not receive one, contact the Minnesota Department of Commerce Licensing Division at 651-539-1599 or send an e-mail to: with NEED AMC RENEWAL ID as the subject. In the body of the message, include your company name and company license number. Please understand that high call volumes during peak times may lead to difficulty in getting through on the phone, and high e-mail volumes may lead to significant delays in receiving a response. Please be patient.

Go to Pulse Portal.

Do not use your browser's "Back" button at any point in the process, or you will lose all of the data that you have entered to that point and will need to start over from the beginning.

  1. From the "Choose a Program" drop-down menu, select "Minnesota Department of Commerce."
  2. From the "Choose a Board" drop-down menu, select "Appraiser."
  3. Under "Renew an Existing License," select “Business” as the type of license you would like to renew.
  4. Enter the company's EIN, License Number, Renewal ID, and Postal Code from your mailing address.
  5. Click the "Next" button. At this point, review the information that is on the licensure record and make any necessary changes.
  6. As you continue forward, the "Attestation" screen will appear. Click the "I Agree" button.
  7. The renewed license summary will appear. Click the "Continue" button.
  8. The Credit Card Information screen will appear. Enter all requested information. (Note: If your mailing address is in the United States, you do not need to enter anything in the "Country" field.) Click the "Continue" button.
  9. Verify your information on the next screen. If something needs to be added or corrected, click the "Change My Request" button. If everything is correct, click the "Renew My License" button.
  10. The confirmation page will appear. Please write down the Confirmation ID number and print the page for your records. The Confirmation ID number can be used to check the status of your renewal. Note: If you do not print the page for your records and click the "Close" button, a dialog box will appear that asks you to print the page for your records. Do not click the "OK" button in this box unless you do not want to print the page. Clicking the "OK" button in this box will take you to the Home page. Note: The "Print" button on this page prints the confirmation page, not your license. 

Print a License

  1. Your current/ renewed MN AMC License is available for printing on Pulse Portal.
  2. From the "Choose a Program" drop-down menu, select "Minnesota Department of Commerce."
  3. From the "Choose a Board" drop-down menu, select "Appraiser."
  4. Click “Print a License” under “Licensing Services.”
  5. Enter your company information and follow the prompts.
